Hawaii – Oahu – Real Estate Update
Oahu Median sales price for a single family home is $640,500. That’s a change from October’s $620,000 and up from the November 2004 median of $490,000. The # of sales of homes was 366 compared to 412 last month. Same month last year sold 375. If you want to know what YOUR house is worth in today’s market, please e-mail us at: Team@stott.com
Oahu Condos went to $305,000 median price. This compares to October’s $290,000 and up from the November 2004 figure of $229,300. 614 condos closed in November compared to 628 in November 2004. If you want to know what YOUR condo is worth, e-mail: Team@stott.com

Oahu’s Days on Market for November was 30 for a home and 19 for condos… Note: 1996 averaged 78 for houses and 84 for condos.
Inventory: Last month 628 homes and 1003 condos were listed for sale. Total inventory now is at 1477 homes and 1737 condos or town-homes listed. That compares with figures last year this same month of 1134 homes and 1672 condos.

The Annual Remodeling 2005 Cost vs Value report is just out. I am happy to scan and email you the entire article if you like. The highlights include a Bathroom remodel returns 102.2% of the cost on a national average with LA getting 115% of the cost back! A minor kitchen remodel will return 98.5%.
